I need to have some work done on my home. Can you give me an estimate?

The first step is to talk to one of our Architects, who will discuss with you the scope of your project and will often set up a complementary meeting at your home. We will then present a "ballpark" budget based upon your needs.

Our house needs repairs, renovations and an addition. How do we approach our project?

We can help you determine your priorities and tackle your project in phases. We can take care of the repairs early on since there may not be a need for architectural services. The more design-intense renovations and additions can be done in a second phase as a design-build project.

What does design-build mean?

Design-build is an integrated process of design and construction from conception to finished project. The design effort starts with an interview with our architect to discuss your ideas and how you will use your new spaces. Soon after, a design concept is presented to you along with a preliminary budget. You will be included in every step of the design until the final drawings are completed. The quality and detail of our construction documents rival those produced by any other architect in New York. No detail is left to chance.

What if I can't decide if I should remodel or build a new home?

For substantial renovation projects, this is a fundamental question. The cost of comprehensive renovations can approach or exceed the cost of a new home. SDG can help with preliminary budgets and design guidance.

How long will it take to complete my project?

Every project varies depending on the scope of work. Repairs can usually be done in a matter of weeks. Small projects with no design will take 1-2 months. Large renovations/additions usually take 1-2 months of design and 3-4 months of construction. Sometimes, large projects can be fast tracked if there is a special need. We do not recommend working design issues out during construction; the best idea is to allow for several months of design prior to construction.

What kind of contracts will I be asked to commit to?

For design-build projects, we start with a design contract. This covers design services only: architectural fees, engineering fees, etc. Before construction starts, we will prepare either a stipulated sum contract or a cost-plus contract. Both contracts are determined by figuring the hard costs of the labor and materials and adding a markup (our overhead and profit). A stipulated sum contract has a fixed dollar amount where the scope of work and costs are predetermined. A cost-plus is open ended with no final dollar amount predetermined perhaps because the project is fast-tracked or the scope of work has not been determined.

 

THREE STEPS TO PROJECT SUCCESS
At SDG we take a different approach to remodeling than other companies. Our process is Unique every project is assigned an Architect & Project Manager. We are a true DESIGN + BUILD Firm, assisting with permitting, plans and even CO-OP/ CONDO approvals.

Step One You will meet with one of our Project Architects at your home. We don't charge anything to meet. At that time we will discuss your options and needs.

Step Two We'll assist you in selecting the design elements, building a project specification, draw plans (if needed for the building). Once all this is complete, a proposal is submitted along with a contract for your approval.

Step Three Finally, Your own personal Project Manager & Architect will oversee all aspects of your entire project from construction to final touch-ups, ensuring it is completed on time and on budget. OUR system , is safe, planned, on budget and most importantly avoids extras like other Contractors.





There are so many decisions to make regarding design and material selections. How do I narrow down my choices to fit my budget?

Our estimators and architects will assist and guide you through product selection, showing you samples, referring you to appropriate suppliers and listening to your budget and style needs. Often, we recommend the use of an interior designer for professional colors and finishes selections.

Do you use your own crews on projects or do you use subcontractors?

We have several crews that typically perform framing, site demolition, repairs, trim finish carpentry and cleanup. Electrical, plumbing, air conditioning and heating work are NOT always subcontracted. We have developed strong relationships with specialized trade contractors such as painters, cabinet makers, concrete and drywall contractors, granite and marble installers, faux painters, ornamental iron workers, and others. We match the appropriate specialist to your project.

Do you have contacts with people who assist in financing?

We have sound relationships with area lenders we can put you into contact with. If you already have a lender, we can work with them to determine a payment schedule. We can also work with you if you are financing the project yourself to determine a payment schedule or to set up a payment on your charge card.

What area of town do you work in?

We prefer to work in the New York City area and Long Island.

Why should I hire SDG when I can get the same thing for less elsewhere?

Price should not be the only factor in choosing a contractor. Often a low price is a red flag and should be a cause for concern. SFG has 15 years of residential remodeling experience using top-notch project managers and carpenters, some of whom have been with us over 10 years.
